Sudbury Median Tops $1.1M as June Home Prices Hold at Elevated Levels

SUDBURY -- Two Sudbury properties changed hands for more than $2.2 million each in a four-day span during June, anchoring a month that produced 19 recorded deed transfers and a median sale price of $1,144,500 among transactions with disclosed consideration.

  • MARKET OVERVIEW
  • Nineteen deeds were recorded in Sudbury between June 6 and July 5, 2026, with sale prices disclosed on 12 of those transactions. Among the 12 disclosed sales, prices ranged from $690,000 to $2,240,000, with a median of $1,144,500. The remaining seven transfers carried no disclosed consideration — several bearing the hallmarks of intra-family or trust restructuring rather than arm's-length sales. With 12 priced transactions in roughly four weeks, the period reflects a moderately active summer market by raw count. No external benchmark data was available for comparison.
  • TOP SALES
  • The month's highest sale was 119 Fairbank Rd., which sold June 17 for $2,240,000; Ada and Daniel Moy purchased the property from Brittany A. and Paul A. Jackson. Two days earlier, 378 Boston Post Rd. changed hands for $2,200,000 in a transaction between SUD REALTY LLC and buyer HISVIC LLC, suggesting a commercial or investment-property transfer at the upper end of the market. On June 10, 67 Hopestill Brown Rd. sold for $1,775,000, with Joseph S. and Robyn Rusckowski acquiring the home from Jeremiah J. and Kristen C. Ambrose. The same day, 3 Antique Cir. sold for $1,680,000; Kevin and Rebecca Scanlan purchased from Gregory D. and Kerry Jacobi Veitch. Rounding out the top five, 30 Nobscot Rd. sold June 15 for $1,310,000 to an irrevocable trust with Don Schechter as trustee, from Dora Y. and Joseph M. Yu.
  • NEIGHBORHOOD BREAKDOWN
  • Two addresses on Nobscot Road recorded sales within the same day: 30 Nobscot Rd. at $1,310,000 and 221 Nobscot Rd. at $1,089,000, placing both firmly in the $1 million-plus tier. Two addresses on Boston Post Road also appear in the dataset: 378 Boston Post Rd. at $2,200,000, a seller-to-LLC transfer, and 136 Boston Post Rd. at $1,000,000, sold from a business trust to Vantage Sudbury Realty LLC. The remaining priced sales break into two broad tiers: four properties — 67 Hopestill Brown Rd., 3 Antique Cir., 119 Fairbank Rd., and 50 Stock Farm Rd. — landed at or above $1,200,000, while three properties — 29 Kay St. and 42 Pinewood Ave. (both at $865,000) and 29 Summer St. at $690,000 — fell below $900,000, representing the month's more accessible price points.
  • MARKET NOTES
  • Of the 19 recorded deeds, seven show no disclosed sale price. At least five of those — 53 Butler Rd., 390 Old Lancaster Rd., 79 Goodmans Hill Rd., 218 Old Sudbury Rd., 29 Lettery Cir., and 119 Hawks Perch Unit 7 — involve the same individuals or family names appearing on both grantor and grantee lines, a pattern consistent with transfers into revocable or irrevocable trusts. One undisclosed transfer, 161 Prides Crossing Rd., moved from individual grantors to trustee grantees, fitting a similar pattern. The dataset includes at least one confirmed condominium unit (119 Hawks Perch Unit 7) and at least two transactions where the buyer is identified as an LLC, indicating some investor or commercial activity alongside residential sales. No square footage data was available to calculate price per square foot.
