Sudbury home sales range from $470,000 to $1.575 million as trust transfers make up more than a third of July deeds

Sudbury recorded 19 property transfers between July 10 and Aug. 8. Among the 12 sales with a disclosed price, values ranged from $470,000 to $1,575,000, with a median of $900,500. The month's top sale was 17 Sunset Path at $1,575,000, sold by George and Susan Gorman, as trustees, to Stephen and Ariel Tutunjian. Seven of the 19 transfers, including three condominium units, listed no sale price; each of those involved a grantor and grantee sharing a last name, typically a transfer into a newly formed family trust. The data shows a mix of open-market sales and same-family trust transfers, with no single street accounting for more than one disclosed sale.
