Permanent Building Committee awaits Fairbank acoustic cost estimate as project surplus reaches $340,000

SUDBURY — October 29, 2024 — Sudbury PBC tracks $340,000 Fairbank surplus as acoustic redesign awaits a price. The Permanent Building Committee on Oct. 29 heard Vertex's Chris Eberle project roughly $340,000 left in the Fairbank Community Center budget once a $9,000 ADA bench change order and a $27,000 drainage savings settle, with one unresolved item — acoustic remediation — still carrying a $275,000 placeholder. BH+A architect Tom Scarlata delivered a redesigned package the morning of the meeting, swapping an Owens Corning blanket for one-inch Rockwool board with a 0.90 NRC rating and replacing four-by-four ceiling tiles in office areas. Co-Chair Craig Blake pushed for an independent BH+A cost estimate to compare against an eventual Colantonio proposal: "We need something to compare." Combined Facilities Director Sandra Duran reported the Atkinson Pool 100 percent DD estimate exceeds available funding and that Vertex is in talks to continue as owner's project manager; the pool roof has been bid separately with results due mid-November and will be solar-ready under a Solect PPA covering both pool and Fairbank roofs. Blake said a Fire Station 2 final accounting is due to the town manager around Nov. 6 to free unspent ARPA funds before a December contracting deadline, with about $30,000 in landscape retainage still being withheld.
