Conservation Commission clears Union Avenue septic expansion and after-the-fact patio

SUDBURY — March 27, 2023 — Sudbury Conservation Commission approves Union Avenue septic fix and after-the-fact buffer-zone hardscape. The unanimous vote clears applicant Dan Bagnell of Flatiron Investments and consultant Michael DeMonica to add 384 square feet of leaching area for an under-permitted four-bedroom home, install a stone infiltration trench along the driveway, and restore a 25-foot no-disturb zone at the rear wetland edge with seven one-inch trees and 16 three-gallon shrubs in a native seed mix by June 1. Conservation Coordinator Lori Capone said the result "is a benefit to the wetlands by creating a natural buffer." Member Mark Sevier, calculating roughly 5,000 square feet of driveway against 450 cubic feet of proposed storage, told the applicant "I think it works." The commission also issued certificates of compliance for DPW culvert projects on Marlboro Road and Old Framingham Road.
