Conservation Commission backs tighter yards in Maynard Road subdivision

SUDBURY — August 26, 2024 — Conservation Commission narrows wetland buffer at Bonnybrook subdivision while pumping brakes on Moore Road garage. The commission unanimously continued the long-running six-lot Bonnybrook Realty proposal at 74 and 80 Maynard Road to Dec. 16, but in a straw poll signaled comfort with applicant John DeDarion's request to push rear lawns on two lots from a 50-foot to roughly 25-foot wetland offset, expanding the deepest yard from 74 feet to 104 feet. Proposed mitigation includes donation of roughly 8 acres, 4.95 of upland, plus conservation restrictions. Vice Chair Kenneth Holtz called it "closer than we like" but acknowledged the project has shrunk from nine lots to six. The commission ordered a site walk and Sept. 9 continuance for Dwight Henderson's proposed 20-by-40-foot garage at 87 Moore Road, where Conservation Coordinator Lori Capone said the barn was "an amenity that's not a necessity under the Rivers Act." A 2,000-gallon tight tank at 316 Boston Post Road won a negative determination.
