Conservation Commission approves three home projects, closes five enforcement files

SUDBURY — September 29, 2025 — Sudbury Conservation Commission clears three home projects and closes five long-running files in one sitting. The commission on Sept. 29 issued orders of conditions for a 46 Blackmer Road fence (Catherine and Alexandra Brennan) and an 864-square-foot addition at 10 Brookdale Lane built by David Biondolillo of Advanced Guard Builders, and approved test-hole work on undeveloped lots at 10-11 Boston Post Road for applicant Ronaldo Fiera, represented by Norman Hill of Land Planning. At 11 Barbara Road, Bill Cole won approval to remove four trees but agreed to leave a fallen wetland pine and standing snag in place after member Luke Faust and Conservation Coordinator Lori Capone called the downed log "great habitat." A 94 Prides Crossing rebuild proposed by John Delli Priscoli's First Colony Development was continued to Oct. 20 after Capone flagged the 5,000-square-foot stormwater threshold, the absence of buffer-zone mitigation, and an open 2002-era order tied to a recorded agricultural preservation restriction. Five certificates of compliance — including a 2019 after-the-fact wetland-fill restoration at 8 Singing Hill Circle — were issued unanimously.
