Sudbury Planning Board tells Bonnie Brook developer eight lots is too many
SUDBURY — August 10, 2022 — Sudbury Planning Board signals eight-lot Bonnie Brook subdivision is too dense for wooded Maynard Road site. After a site walk on the roughly 31-acre parcel, every member of the board urged applicant John Dardarian to scale back to between one and six homes and minimize grading and tree clearing. Member Justin Finnegan called the site a "fragile ecosystem" needing a "much lighter touch." Member Anuraj Shah said proposed grading would shift the natural topography as much as 20 feet. Engineer Bruce Saleck said the team would return with revisions; Dardarian said eight lots remained "very important to me." The hearing was continued to Sept. 28. The board also approved, 3-1, swapping a required gas line at the Nolan Circle subdivision for heat pumps with propane backup, and unanimously recommended the Select Board decline its right of first refusal on the $1 million Brimstone Lane parcel.
