Planning Board continues Bonnie Brook Estates hearing, orders site walk
SUDBURY — July 13, 2022 — Sudbury Planning Board cool to 8-lot Bonnie Brook Estates plan, schedules site walk before Aug. 10. Applicant John Dadarian and engineers Bruce Saley and De Shang Wang pitched a revised eight-lot subdivision on 30.5 acres off Maynard Road with 10.25 acres of proposed open space and a three-to-one wetland buffer mitigation ratio, but members balked at grading, density and two requested subdivision waivers. Member Anuraj Shah said the plan replaces rolling topography with "flat plateaus and then steep slopes" and floated three houses as more appropriate. Member John Hanks questioned whether the land gift had "real value to the town," while Director Adam Duchesneau reminded the team that affordable-housing bylaw compliance is "not a gift." Environmental Planner Beth Suedmeyer pushed for low-impact development over hydrodynamic separators. Five abutters cited flooding, privacy and well-contamination concerns. Hearing continued to Aug. 10; submissions due Aug. 3.
