SUDBURY — The Sudbury Housing Authority reviewed a stalled redevelopment deal and reported its fiscal 2027 budget still has not been approved by the state. Staff told the board a state reporting-system transition has delayed budget approval, leaving administrative staff paid at last year's rates, and said "we still haven't gotten our FYE 27 budget approved." Staff also opened a price proposal from MassWell for a redevelopment project tied to Sudbury Pine Rights LLC, calling the figure "the most desirable" and consistent with the authority's 2024 pro forma. A board member objected that "I don't think the term duplex is appropriate here" for the emerging design.
Separately, staff outlined $25,000 in design fees against $160,000 in construction costs for carpentry and shed work across three sites, six buildings and 12 apartments, and reported a recent audit scored in the "90s."
