Sudbury HDC opens design guidelines rewrite with Heritage Strategies consultants

SUDBURY — November 13, 2025 — Sudbury HDC launches full rewrite of design guidelines with Heritage Strategies. Consultants Peter Benton and Elizabeth Watson of Bertrandville, Pa.-based Heritage Strategies — the firm that wrote the town's preservation plan — opened a months-long rewrite Thursday funded by a Community Preservation Committee grant. Chair Anuraj Shah said the current document is unclear and still contains bracketed placeholder text; Benton said the new guidelines will lead with a chapter on preservation design principles and devote separate chapters to each of Sudbury's five historic districts. Member Christopher Hagger pressed for sharper treatment of windows, substitute materials and post-approval compliance, citing recent National Park Service and Historic New England guidance. Member John "Griff" Noble asked for property-value data tying preservation to community benefit. "We're not looking to make a place look historic. We're trying to preserve authentic historic buildings and historic building and landscape fabric," Benton said. Benton will attend the commission's Dec. 4 meeting.
