Planning Board tells Bonny Brook developer eight lots is too many

SUDBURY -- December 14, 2022, Sudbury Planning Board sends Bonny Brook Estates back to the drawing board over heavy-handed grading. The board unanimously continued the eight-lot Maynard Road subdivision hearing to Jan. 25 after members said applicant John Dadarian's revised plan, featuring 877 linear feet of new retaining walls and 1.4 acres of tree restoration, did not address core objections. Member Anuraj Shah said the design pushed grading and clear-cutting "right on the property lines," citing 20-foot grade changes on front lots. Chair Stephen Garvin called for fewer lots and more surface-based low-impact drainage, while member John Hinks questioned the value of a proposed 10-acre open-space gift the Conservation Commission rated only "medium" interest.
