Planning Board pushes back on three-lot Pratt's Mill subdivision proposal

SUDBURY — January 11, 2023 — Sudbury Planning Board signals it is unwilling to grant extra waivers for a third lot at 210-212 Pratt's Mill Road. Owner Ben Maiden and Felix Seville of Academic Solutions asked to swap a previously approved two-lot plan for a three-lot layout with a 40-foot right-of-way and hammerhead turnaround, arguing the third lot would trigger an inclusionary-zoning payment to the town's affordable housing trust. Member John Hinks, who also announced he will not seek re-election, said the original waivers were granted to eliminate a nonconforming machine shop and called the new public benefit thin. Member Julie Zelermyer Perlman said the affordable-housing rationale was "a little bit like a cop out." The board also approved a 40 Skyview Lane stormwater permit, a minor BMW dealership site plan modification at 68 Old County Road, and released a $72,800 stormwater bond at Coldbrook Crossing.
