Planning Board rejects 24-foot drive at Maiden Way, approves lot-line fix

SUDBURY — June 11, 2025 — Sudbury Planning Board rejects Maiden Way driveway widening, accepts Bonnie Brook withdrawal without prejudice. Meeting remotely with four of five members on June 11, the board voted 3-0 with one abstention to approve a lot-line shift correcting a Title 5 septic setback at 5 Maiden Way and a revised native-plant screening plan, while rejecting applicant Hancock Associates' request to widen the shared drive from 20 to 24 feet. Chair Stephen Garvin said the wider section would force sidewalks: "Once we got 24 feet, Jacob, we start looking for sidewalks. You're building roads." The board accepted a $13,200 stormwater surety bond subject to town engineer review, released 5 Maiden Way from its Form E covenant for an imminent closing, and continued the stormwater permit to June 25. Separately, applicant John Duderian withdrew all three Bonnie Brook Estates permits without prejudice after Anuraj Shah's absence left the board short of the votes needed to act; reapplication fees were waived except for public-hearing advertising.
