Planning Board orders revised driveway plan for proposed Primrose daycare on Route 20

SUDBURY — June 12, 2024 — Sudbury Planning Board sends Primrose daycare back to redesign its Route 20 driveway. The board voted 5-0 on June 12 to continue the 225-227 Boston Post Road site plan hearing to June 26 after Chair Stephen Garvin and member Justin Finnicum told applicant's engineer Josh Klein of Stonefield Engineering to produce an alternative shifting the curb cut roughly three parking spaces west, perpendicular to the road. Klein argued the existing alignment meets a 200-foot driveway-separation standard from Green Hill Road and that moving west would add about 5,000 square feet of riverfront disturbance, 1,500 square feet of new impervious surface, and force removal of a protected tree and a three-phase utility pole. Applicant's counsel Mark Bobrowski cited Sullivan v. Acton to argue curb-cut location is MassDOT's call. Primrose East Coast development lead Matt Taylor warned, "I'm in jeopardy with even keeping this deal together at this point."
