Planning Board endorses two-family option for Bonny Brook Estates affordable unit

SUDBURY — February 28, 2024 — Sudbury Planning Board opens door to a two-family at Bonny Brook Estates affordable unit. The board told developer John Dadarian of Bonnie Brook Realty on Feb. 28 that a two-family home on one of the six Maynard Road lots was a workable path to meeting the inclusionary bylaw, but rejected his earlier ask for a three- or four-unit building because the bylaw caps multifamily at 10 percent of subdivision lots. Vice-Chair John Sugrue said he had been thinking of "both units being affordable"; Chair Stephen Garvin floated a "pad-ready" lot built out by the Sudbury Housing Trust. Members Anuraj Shah and Sugrue opposed shrinking Dadarian's roughly 10-acre land gift to enlarge lots, citing future encroachment risk, but signaled openness to a less impervious road design. Abutters Lana Schwartz of 72 Maynard Road and Doreen Neal of 75 Wig Robin Road raised well-water and beaver-flooding concerns. The hearing was continued to April 24. The board also unanimously approved a stormwater permit modification for a pool addition at 43 Fox Hill Drive.
