Planning Board deems $2.5M Grouse Hill roof project a capital improvement

SUDBURY — February 12, 2025 — Sudbury Planning Board clears $2.5M Grouse Hill roof project as a capital improvement. The 3-0 vote on Feb. 12 lets the 52-unit, age-55-plus condominium association add the per-unit investment to each deed-restricted resale price, with the value depreciated over the new shingles' 25-year warranty. Trustees Tom Travers and Bob Lieberman said the project will draw about $1.09 million — roughly $20,900 per unit — from reserves and a shingle-manufacturer settlement, and finance the remaining $1.4 million, about $27,000 per unit, on a 20-year loan. Director of Planning Adam Burney said failing to act would have "a deleterious effect on the structural integrity of the buildings." Earlier, BSC Group planners Adam Deschano and Jeff Fasser presented an interim Route 20 Corridor Study update, with a public meeting due in March and a final report in late June.
