Planning Board continues three contested projects for Concord Road, Boston Post Road revisions
SUDBURY — June 28, 2023 — Sudbury Planning Board sends Montessori daycare, Valvoline shop and Bonnie Brook subdivision back for redesign. Chair Stephen Garvin and members Justin Finnecombe, Anuraj Shah, John Sugrue and Julie Zelermyer Perlman unanimously continued all three hearings to Aug. 9 after dozens of residents and a 157-signature neighborhood letter opposed the 7,767-square-foot Sudbury Montessori building proposed for 502 Concord Road, a Dover Amendment use that would bring 120 children and 35 parking spaces to a corner already squeezed by Nixon Elementary and Lincoln-Sudbury overflow parking. "I think we definitely do not need franchise oil change architecture in Sudbury," Shah told the Metro Lube Realty team proposing a Valvoline at 86-92 Boston Post Road. Applicant John Dederian's revised Bonnie Brook Estates plan cut the Maynard Road subdivision from eight homes to six and consolidated five stormwater basins into one.
