Planning Board continues Bina Farm site plan hearing to August 13

SUDBURY — July 16, 2025 — Sudbury Planning Board continues Bina Farm site plan review to Aug. 13 after parking, wetland and plan-quality concerns. The board voted 5-0 to continue the public hearing on a Dover Amendment application from Bina Farm Inc. for equine-assisted therapy programs at 0, 30 and 38 Field Road. Chair Stephen Garvin called the submission "a plot plan, not a site plan," saying it lacked a surveyor's stamp, dimensions and contours. Planning Director Adam Duchesneau said the project adds 3,000 to 4,000 square feet of impervious surface, triggering an administrative general stormwater permit. Co-founder Babak Bina said the Lexington facility will close and the 16-acre Sudbury property will house 12 horses, 20-25 staff and operations seven days a week from 8 a.m. to 7 p.m. Attorney Robert Dionisi disclosed that a 2003 conservation restriction over roughly three acres was never recorded and is now being corrected through Conservation Works of Hatfield. The board also unanimously appointed retired chemical engineer Mr. Pang to the Design Review Board.
