Planning Board approves Bright Path child care and Bina Farm expansion with conditions

SUDBURY — August 13, 2025 — Sudbury Planning Board approves Bright Path child care center and Bina Farm expansion with conditions. The board, with Vice-Chair John Sugrue presiding in Chair Stephen Garvin's absence, voted 4-0 on each project at its Aug. 13 meeting. The Bright Path approval at 694 Boston Post Road requires resolution of a western driveway easement encroachment, a new fire hydrant kept clear of snow, and a return to the board for architectural revisions before a building permit issues; member Julie Zelermyer Perlman said entry-side windows "look really shrimpy" against the new corner tower. Bina Farm Center's plan for 10 run-in sheds and a 10-space gravel lot on Field Road was conditioned on Board of Health approvals including a stable permit. The board also released a $5,000 stormwater surety bond (#1329) for Coldbrook Crossing's 40R apartments at 435 and 437 Coldbrook Drive and continued the Bonnie Berk Estates hearing to Sept. 10.
