Planning Board approves Waverly Square daycare playgrounds with bollards and crosswalk

SUDBURY — March 26, 2025 — Sudbury Planning Board approves daycare playgrounds and pushes Bonnie Brook subdivision to April 30. The board voted 4-0 to approve a site plan for two playgrounds totaling about 11,000 square feet at the Waverly Square Daycare on North Road, conditioning approval on a painted crosswalk, six-inch protective bollards, landscape boulders shielding the second play fence, and preservation of the fire chief's 20-foot access lane. Owner Joel Gordon, doing business as Sudbury Montessori, said the fire chief had already cleared the installation so long as materials stayed behind the existing parking stripe. The board also continued the public hearing on the six-lot Bonnie Brook Estates subdivision off Maynard Road to April 30, pending peer-review comments from Horsley Witten on a revised stormwater design centralized on lot 3. Engineer Bruce Selleck said the system meets state and Sudbury rules across storms up to the 100-year event. Member Justin Finnegan announced he will not seek reappointment.
