Sudbury Planning Board endorses Housing Production Plan, sends it to Select Board
SUDBURY — April 9, 2025 — Sudbury Planning Board endorses Housing Production Plan and books MBTA Communities compliance. Sitting jointly as the Planning Board and Master Plan Implementation Committee, members unanimously endorsed the draft Housing Production Plan and authorized staff to forward it, with a revised cover memo, to the Select Board for further action before submission to the Commonwealth. Vice-Chair John Sugrue said staff had "undersold" the plan's alignment with the Master Plan's missing-middle housing goal, while member Anuraj Shah pressed staff to confirm that the plan treats ADU and duplex strategies separately and does not propose by-right duplexes townwide. Town staff also reported that Sudbury has received its Section 3A MBTA Communities compliance certificate from the state, calling Sudbury one of the faster communities in the Commonwealth to come into compliance. Vice-Chair Sugrue separately reported the Mass Central Rail Trail paving could finish by late June.
