Planning Board approves Nolan Circle patio fix, continues Bonnie Brook subdivision to October

SUDBURY — September 10, 2025 — Sudbury Planning Board clears after-the-fact patio at 5 Nolan Circle and pushes Bonnie Brook subdivision to October. The board voted 4-0 to approve a minor modification to the subdivision's stormwater permit allowing 384 square feet of additional pervious paver patio that landscape architect Sean Green of Dex by Terra installed for homeowner Tim Pugliela without realizing the master permit was still open; Planning Director Adam Duchesneau called it "an honest mistake" and said the work was "seamlessly integrated." On the long-running Bonnie Brook Estates application — six lots and a duplex affordable unit on roughly 30 acres off Maynard Road, with about 74,500 square feet of net new impervious area — the board continued the hearing to Oct. 8 pending a second Horsley Witten peer review delivered Wednesday, a fuller landscape and tree-replacement plan, and a draft HOA framework. Member Kirsten Roopenian flagged road acceptance and asked whether a wetland buffer reduction from 50 to 30 feet could be pushed back to 40, while Chair Stephen Garvin told the Community Preservation Committee, via Roopenian, that "no one will be setting our agenda for us."
