Planning Board approves Coveccio storage building and Maiden Way redesign

SUDBURY — August 14, 2024 — Sudbury Planning Board approves Coveccio storage building, halves sidewalk fee on Pratt's Mill subdivision. The board unanimously approved a 7,000-square-foot storage building at Coveccio Greenhouses off Union Avenue, after applicant Brian Marchetti of McCarty Engineering told members the project reduces impervious area by roughly 400 square feet and that Coveccio extended a 1,000-foot town water main with a fire hydrant about 70 feet from the building — resolving fire department concerns left by a 2022 fire. On a separate modification to the approved Maiden Way subdivision at 210-212 Pratt's Mill Road, Chair Stephen Garvin proposed cutting a $30,000 sidewalk-fund condition in half rather than waiving it, calling sidewalks "one of the most critical things that we hear about at town meeting." The board voted to reduce the contribution to $15,000. Planning Director Adam Duchesneau briefed members that the state Affordable Homes Act will require an ADU bylaw rewrite by roughly Feb. 25, 2025, and raises appeal bonding to as much as $250,000.
