Planning Board approves Boston Post Road solar, defers Pratt's Mill subdivision

SUDBURY — November 29, 2023 — Sudbury Planning Board clears rooftop solar, sends Pratt's Mill subdivision back for redesign. The board voted 4-0 Wednesday to approve SunBug Solar's 70.7-kilowatt array on the B'nai B'rith Housing building at 187 Boston Post Road, with members Sugrue, Shah, Perlman and Finnicum in favor. It then continued Octavian Development's two-house definitive subdivision at 210-212 Pratt's Mill Road to Jan. 10, 2024, after Chair Stephen Garvin said the proposal was "nowhere in keeping with the spirit" of the original waiver-laden approval that required the existing house and wooded buffer to remain. Staff said the proposed houses are 60 to 80 percent larger than previously approved. The board also released roughly $85,000 of a $95,233 stormwater bond at Lot 38 Box Hill Drive, keeping $10,000 against spring seeding, and heard resident Madison Harrell urge reform of Sudbury's ADU bylaw, which she said effectively prohibits detached units.
