Planning Board approves 24 Goodnow Road permits and Wayside Inn Road land division

SUDBURY — October 16, 2024 — Sudbury Planning Board approves 24 Goodnow Road permits and pivots to ADU bylaw rewrite. The board unanimously approved a scenic road permit to remove a 24-inch pine and a stormwater management permit for the 2.6-acre lot, with conditions requiring construction-phase test pits to verify four feet of groundwater separation and roughly six additional perimeter trees. Engineer Steve Poole of Lakeview Engineering said the redesign cuts runoff volumes for all storms through the 100-year event. The board also endorsed an Approval Not Required plan on Wayside Inn Road that will convey a wetland rear parcel to Sudbury Valley Trustees. On the Housing Production Plan, Chair Stephen Garvin told residents "there is no application before this board" and noted any zoning change would still need a two-thirds town meeting vote. Member Kirsten Roopenian said she does "not believe in duplexes by right." Sudbury Housing Trust Chair Carmen Gentile urged a 15 percent SHI target. A new ADU bylaw must be advertised in January to land before the state's Feb. 2 by-right effective date.
