Housing Trust cuts CPA ask to $260,000, returns $426,835 from Nobscot

SUDBURY — November 20, 2024 — Sudbury Housing Trust slashes CPA request, returns Nobscot funds to rebuild acquisition capacity. Trust Chair Carmen Gentile and Vice Chair Jack Ryan told the Community Preservation Committee on Nov. 20 they no longer need the $750,000 they originally sought in July, asking instead for $260,000 in new appropriation plus the return of $426,835 originally allocated for an abandoned Nobscot Road development. Combined with $814,000 in carry-forward, the trust would hold roughly $1.5 million — its first real production capacity since 2016. "We don't need the 750. We would be very, very content with 260 plus that 426," Gentile said. The trust has produced 14 deed-restricted units since 2007 but none in the past eight years. Coordinator Ryan Poteat separately presented the Regional Housing Services Office's $43,000 fee, up $10,000 for a one-time director transition. A Bruce Freeman Rail Trail sculpture application was withdrawn the afternoon of the hearing. Chair Sherrill Cline reported the state's FY24 CPA match to Sudbury at $514,348.
