Conservation Commission continues Prides Crossing hearings, ties new house to APR cleanup

SUDBURY -- December 29, 2025, Sudbury Conservation Commission ties new Prides Crossing house to cleanup of a 30-year-old APR. The commission on Dec. 29 unanimously continued both the certificate of compliance request on DEP file 301-728 and the related notice of intent (DEP 301-1455) for a new single-family home at 94 Prides Crossing Road to Jan. 26, directing applicant John Deli-Prescoli of First Colony Development to fold restoration of unauthorized features within the Agricultural Preservation Restriction into a single revised permit. Conservation agent Lori said the 1999 enforcement order required restoration of 2,400 square feet of altered wetlands and a filled vernal pool that have never been documented as completed, and identified an unauthorized rear driveway, an expanded recycled-asphalt storage area, and a new path to 150 Wayside Inn Road as APR conflicts. Chair David Henkels said the APR is "black and white" and declined to entertain amendments Monday, noting any change also requires state Department of Agricultural Resources approval. The commission also voted 6-0 to issue a partial certificate of compliance for the Clancy property at 270 Old Lancaster Road, with replacement plantings held in escrow for spring installation.
