Zoning board signals rejection of 58 Massasoit Avenue teardown as too large

SUDBURY — December 12, 2022 — Sudbury ZBA signals rejection of 58 Massasoit Ave. teardown, forcing applicant into continuance. Applicant JBJS Charles LLC and engineer Joyce Hastings presented a revised 30-by-64-foot home that shrank the footprint 12 percent and cut impervious surface by 165 square feet, but at least three of five sitting members called it too large for the flood-prone neighborhood. Associate Ben Stevenson said the structure was "really big, really wide"; member Jennifer Pincus, the board's lone architect, said the master suite contained "a lot of wasted space." Chair John Reardon defended the plan but acknowledged it lacked the four votes needed; the case was continued to Jan. 9. The board separately approved teardowns at 63 Barton Drive and 33 Stonebrook Road, a 10-year renewal for Station Road Auto Body, a raised chicken limit of eight at 79 Brimstone Lane and a 1,100-square-foot enclosure at Herb Chambers BMW.
