Sudbury ZBA approves Stone Road variance, continues Massasoit teardown

SUDBURY — January 9, 2023 — Sudbury ZBA approves one variance, defers three cases and lifts revolving-fund ceiling to $50,000. The board granted Mustang Development Advisors' Alex Hathaway a modified variance at 29 Stone Road to shift a proposed home 15 feet forward out of a 100-foot wetland buffer, with Conservation Commission sign-off received an hour before the hearing. A contested rebuild at 58 Massasoit Ave. was continued to Feb. 6 after abutters and members hammered the applicant on building height; architect Michael Cameron called the revised plan "a bit of a bait and switch," and member Jennifer K. Pincus said neighbor concerns had gone unaddressed "week, month after month after month." A TD Bank signage case at 407 Boston Post Road was also continued after Pincus flagged that the application listed 44.94 square feet of signs against her count of roughly 63.68 in a residential district capped at 10. Chair John Reardon's expanded revolving-fund warrant article, raising authorization from $35,000 to $50,000, passed unanimously.
