Zoning Board of Appeals · Meeting of September 14, 2026

SUDBURY — The Sudbury Zoning Board of Appeals renewed a dog kennel's special permit and delayed a home rebuild pending better plans. Members voted 5-0 to renew Susan Moylan Brennan's special permit for her 8 Tanbark Road kennel for three years, raising her dog limit from 10 to 13 and extending hours to 8 a.m.-to-8 p.m., with Jennifer Pincus noting the capacity increase "requested" wouldn't take effect until Brennan's town license renews in January. The board separately voted 5-0 to continue Michael and Taixiang Sauer's Case 26-09 application to rebuild their 23 Village Road home to October 5, after members said the submission lacked a dimensioned floor plan showing how the 1,176-square-foot house would grow to 3,628 square feet.

A neighbor named Steve told the board by phone he supports the Sauer project but wants assurance contractors won't block the dead-end street's driveways during construction. The board also unanimously approved its August 3 minutes, corrected for a date error, and adjourned.
