Zoning board grants Methods Machine Tools 37-space parking variance

SUDBURY — September 19, 2022 — Sudbury ZBA grants Methods Machine Tools a 37-space parking variance and overlay-district special permit. The board voted 5-0 Sept. 19 to allow Mascot Realty Trust to convert the 16,382-square-foot industrial building at 64 Union Ave. into business office space with 45 striped parking spaces, far below the 82 the current bylaw would require. Engineer Peter Bemis blamed wetlands, post-1979 ADA requirements and changed parking formulas, saying peak occupancy will stay "in the 30s." Director of Planning Adam Duchesneau said town counsel advised the variance path because the bylaw lacks a mixed-use definition. The board postponed a separate frontage variance for a 29 Stone Road teardown-rebuild to Oct. 3, after determining applicant Alex Hathaway's submission lacked a landscape and land-disturbance plan. A 529-square-foot accessory dwelling unit on Concord Road was approved 5-0.
