Sudbury ZBA approves Stone Road variance with tree warden condition

SUDBURY — October 3, 2022 — Sudbury ZBA approves Stone Road variance and sends Hunt Road garage owner back to redesign. The board voted 5-0 to grant Mustang Development Advisors a dimensional variance at 29 Stone Road conditioned on tree warden sign-off, no work beyond the 100-foot wetland buffer, and a revised plan reflecting a property-line swap negotiated with abutter Dennis Lewis of 1 Douglas Drive. Members also approved 5-0 a special permit allowing Metro Sign and Awning to install a second freestanding sign and roughly 21-square-foot wall directionals at the Boston Children's office at 616 Boston Post Road, against a two-square-foot bylaw limit. Richard Albee's variance request to expand a 5 Hunt Road garage 10 feet into the front setback was continued to Jan. 9 after Chair John Reardon told him "unloading the garage is not a hardship" and member Frank Riepe said the design "needs to be reconceived." Riepe will collect signatures to advance a citizen-petition firearms-sales zoning ban after the Planning Board declined to sponsor it.
