Zoning Board approves 58 Massasoit teardown with conditions after months of hearings
SUDBURY — May 8, 2023 — Sudbury ZBA approves 58 Massasoit teardown after months of hearings, conditions wall and garage. The board voted 5-0 Monday to grant JBJS Charles LLC, represented by builder Junadis Stork and engineer Joyce Hastings, a special permit for a 3,350-square-foot replacement home, conditioning the permit on a three-foot stone-veneered retaining wall, a 35-foot height cap, a two-foot rear garage extension to make the bay functional, and property cleanup within two weeks of any appeal period lapsing. Chair Jonathan Gossels said the board had reached "the end of its tether" with continuances; abutter Michael Cameron of 18 Franklin Place warned that subsurface stormwater chambers risk failure during high-groundwater years. The board also upheld Ben Sladen's appeal of a building inspector ruling that classified a 500-gallon Lynch Landscape fuel tank as a prohibited bulk terminal, renewed Anna Valutzos's chicken-keeping permit at 47 Great Road for 10 years and 10 birds, and continued Bank of America signage and a Valvoline drive-through application to June 5.
