ZBA approves Village Road front addition, rejects rear canopy variance

SUDBURY — June 3, 2024 — Sudbury ZBA splits a Village Road variance and continues a contested Longfellow Road teardown after sustained neighbor opposition. The board voted 5-0 to grant Heather Hamill and Alex Ametti relief from the 40-foot front setback for an 8-by-23-foot mudroom and office addition at 19 Village Road, after the family voluntarily withdrew a roughly 16-by-35-foot rear canopy that would have encroached to within four and a half feet of the side lot line. Member Nancy Rubenstein and Clerk Frank Riepe both said the canopy was oversized for the lot; Member Jennifer Pincus warned that a variance would "run with the land" and could later support an enclosed addition. The board separately renewed Kevin and Haley Bush's eight-chicken special permit at 128 Plimpton Road for 10 years on a 5-0 vote. A 4,400-square-foot demolition-and-rebuild at 57 Longfellow Road by developer Ben Maiden was continued to July 1 after abutter Hank Surrett called the comparable 8 Greenwood Road project "an abomination" that "dominates the houses around it."
