Zoning board approves Evergreen Road addition and Sudbury Plaza sign overhaul

SUDBURY — May 13, 2024 — Sudbury ZBA approves Evergreen Road addition and Sudbury Plaza sign package on 4-0 votes. Operating short-handed with member Nancy Rubenstein absent and no associates available, the board granted a special permit to Diego Neto of EZ Help Development LLC for an addition at 15 Evergreen Road that protrudes about four feet seven inches into the front-yard setback on a pre-existing nonconforming lot owned by Lissandro and Renana Embrun. The board also approved a comprehensive signage overhaul at Sudbury Plaza brought by attorney Joshua Fox for the Wilder Companies and Classic Signs, with Starbucks dropping from 29.4 to 16.3 square feet and the Lavender restaurant sign conditioned at no more than the existing 25.42 square feet. Member Jennifer Pincus said she was "not in love with the channel letters" but would not block the package given precedent across Route 20. Cases for Chase Bank (24-06, 24-07) were continued to June 3, the Knights of Columbus sign (24-11) to July 1, and Soul of India withdrew its parking variance to refile as a special permit for June 3.
