Sudbury ZBA upholds Allene Avenue garage permit, denies abutter's appeal 4-1

SUDBURY — December 2, 2024 — Sudbury ZBA upholds Allene Avenue garage permit 4-1 after two-month appeal. Chair John Riordan, joined by members Michael Hershberg, Jennifer Pincus and Nancy Rubenstein, voted to deny abutter Ava Vernoy's appeal of an 864-square-foot detached garage permitted at 11 Allene Avenue, where the lot is roughly half the district minimum at 20,000 square feet; Clerk Frank Riepe alone voted to overturn. Building Inspector Andrew Lewis told the board his determination relied on lot coverage under 20 percent against a 40 percent allowance, plus compliance with setbacks and height. Attorney Anthony J. Riley, for Vernoy, argued the garage is an accessory structure not covered by the bylaw's residential-structure exemption. Attorney Dionisi, for owner Jeff Gray, called a detached garage "one part of a residential structure." The board also approved a 624-square-foot ADU at 56 Oakwood Avenue, a two-foot front and 18-inch rear variance for a second-floor addition at 50 Willis Lake Road, a sign-panel addition for Sudbury Motors at 100 Boston Post Road, and a special permit in perpetuity transferring Station Road Auto Body to Mark Patricelli.
