Sudbury ZBA grants Hudson Road variance, continues 58 Massasoit case to April

SUDBURY — February 3, 2025 — Sudbury ZBA grants 331 Hudson Road variance and gives 58 Massasoit developer a 60-day reprieve. The board voted 5-0 Feb. 3 to allow a 1,551-square-foot addition at 331 Hudson Road 4.4 feet from a 1930s-era "paper street," choosing a variance over a special permit on Clerk Frank Riepe's argument that it would be "a little more ironclad." On Case 25-03, attorney Robert Dionisi sought what he called "de minimis" dormer and rake changes to 58 Massasoit Avenue, but abutter Michael Cameron of 18 Franklin Place called the application "an absolute bait and switch," documenting a roofline built straight across rather than stepped down as approved. Member Jennifer Pincus said the entire roof "is not what was presented." Chair John Riordan was reelected, as was Riepe; the board voted 5-0 to continue Massasoit to April 7 and 5-0 to recommend Alexander Dorjets as an associate member.
