Sudbury ZBA denies Bonnie Brook appeal, approves four special permits

SUDBURY — January 8, 2024 — Sudbury ZBA upholds inclusionary housing ruling in 5-0 vote on Bonnie Brook appeal. The board denied John Dadarian's appeal of the building inspector's determination that his project, finalized after the 2020 inclusionary housing bylaw took effect, must comply with it. Chair John Reardon, citing his research into Chapter 40A appellate authority, said the board could only review whether the inspector "interpreted the current bylaw correctly," not grant relief. Member John Gossels reinforced: "We don't get to help you. I'm sorry." The board also approved special permits for the Sudbury Swim and Tennis Club's ADA "beach entry" pool reshape at 60 Hemlock Road, Dominic Mangiano's demolition and reconstruction at 5 Easy Street, an addition at 1 Pinewood Avenue, and chicken-coop relocation at 28 Firecut Lane. A $50,000 revolving fund warrant article passed unanimously, and Herb Chambers's Mercedes-Benz signage case was continued to Feb. 5.
