Sudbury ZBA continues Bonnie Brook inclusionary housing appeal to January

SUDBURY — December 4, 2023 — Sudbury ZBA punts Bonnie Brook affordable-housing appeal to January, seeks Planning Board input. Developer John Dadarian is challenging Building Inspector Andrew Lewis's October 10 determination that the six-lot Maynard Road subdivision must comply with the town's 2020 inclusionary housing bylaw, which would require one $400,000 affordable unit. Lewis cited MGL Chapter 41, Section 81Q: Dadarian's 2013 preliminary plan and 2021 definitive plan are separated by far more than the seven-month window protecting projects from later bylaw changes. Chair John Reardon said he wanted to know "why five-acre units is not enough" before ruling. The board separately approved a three-year special permit for an Aspire Electric storage container at 333 Boston Post Road and a 664-square-foot ADU at 15 Linden Road, both 5-0.
