Sudbury ZBA continues three cases, approves Fairbank fix and Haynes Road garage

SUDBURY — February 6, 2023 — Sudbury ZBA continues three cases on design concerns, approves Fairbank fix and Haynes Road garage. The Zoning Board of Appeals on Feb. 6 sent the 58 Massasoit Ave. teardown-and-rebuild to a fourth hearing March 6 after members and abutters said engineer Joyce Hastings of GLM Engineering and the absent project architect had still not produced an accurate street-view elevation for the roughly 3,700-square-foot house. Member Jonathan Gossels called the front elevation "the elephant in the room"; member Jennifer Pincus said the facade remained "one big flat plane." The board also continued Richard Albee's 5 Hunt Road garage variance and a Saxton Sign Corp. special permit. By 4-0, with Gossels abstaining, members granted Vertex and Bargmann Hendrie + Archetype a modified variance for the Fairbank Community Center after a slight rotation of the existing pool building pushed the addition 5.5 inches past the November 2021 variance, to 29.4 feet from the lot line. A 5-0 vote approved Nidhi and Nitin John's front-yard variance at 147 Haynes Road, where a re-survey revealed a 50-foot Hadley Road right-of-way had eaten 13 feet of assumed setback.
