Sudbury ZBA approves Harvey Farm Lane settlement, rejects Massasoit modification

SUDBURY — April 7, 2025 — Sudbury Zoning Board approves Harvey Farm Lane settlement and rejects Massasoit Avenue modification in marathon session. Meeting virtually April 7 with member Jennifer Pincus joining from Seville, Spain, the board voted 5-0 to authorize Chair John Reardon to approve a negotiated set of revised stormwater and landscape plans for the Mastriani project on Harvey Farm Lane, ending appellant Connie Stewart's challenge. Attorney Jonathan Silverstein called the negotiation "a picture-perfect discussion of how these types of issues should be resolved." In a separate 5-0 vote, the board rejected a "slight pitch change" modification request for 58 Massasoit Avenue after no representative appeared; Planning Director Adam disclosed the property was transferred to a new LLC in November. The board also renewed Seth and Noel Gold's Peakham Road Pilates studio permit for five years, approved a one-year chicken permit at 9 Willard Grant Road, and approved an adult day care for up to 70 clients plus 10 staff at 142 North Road. "I feel like these people have earned this," member Bill Ray said of the Massasoit rejection.
