Planning Board continues Pratt's Mill subdivision hearing to June 11, questions wider cul-de-sac
SUDBURY — May 14, 2025 — Sudbury Planning Board pumps brakes on wider cul-de-sac at Pratt's Mill subdivision. The board on May 14 continued the public hearing on Octavian Development's modifications to the two-lot Pratt's Mill Road subdivision to June 11, pending Horsley Witten's stormwater peer review. Chair Stephen Garvin pushed back on the developer's request to widen the cul-de-sac turnaround from 20 to 24 feet, telling applicant engineer Jacob Lemieux of Hancock Associates that "going to 24 feet, we're going to want sidewalks back" — a reference to the impervious-area waiver that justified omitting sidewalks in the original approval. Developer Ben Maiden agreed to study permeable pavers on roughly 900 square feet of new rear patios and a rain garden in the cul-de-sac island in lieu of deepening the detention basin two feet. The board also endorsed an ANR plan for a one-acre lot at 136 Hudson Road on the former Twillingate Farms property.
