Planning Board approves Pratt's Mill Road subdivision with five landscaping and design conditions
SUDBURY — March 13, 2024 — Sudbury Planning Board approves two-house Pratt's Mill Road subdivision with eight-foot tree buffer and shuttle rule for 3A overlay. The board voted 3-0 to grant the definitive subdivision, stormwater permit, five waivers and site plan review at 210-212 Pratt's Mill Road, attaching conditions requiring a consistent eight-foot side-line clearing buffer, preservation of mature pines tagged in the field, an existing stone wall left in place, and a study of relocating the Lot 1A septic system to save a front pine grove. Applicant Jacob Lemieux of Hancock Associates said plantings have grown from 20 to 55 and that Fire Chief Whalen signed off on a widened turnaround. Chair Stephen Garvin said a uniform line will "show something that's a more consistent run" and protect the buffer over time. Separately, the board finalized a new transit section in its MBTA Communities 3A overlay bylaw requiring projects of 25 or more units to operate a commuter shuttle to the "geographically closest" commuter rail station during peak AM and PM hours, with on-site shelters sized for a minimum of five passengers.
