Planning Board approves Bonnybrook Estates subdivision with affordable-housing permit

SUDBURY — December 17, 2025 — Sudbury Planning Board approves eight-lot Bonnybrook Estates after eight-year review. The board voted 5-0 on Dec. 17 to grant the definitive subdivision plan, stormwater management permit and affordable-housing special permit for John Dadarian's Bonnybrook Realty project off Maynard Road. Landscape architect Michael Radner of Dedham-based HighPoint walked the board through a two-tier forest restoration plan using bare-root whips on roughly 16-foot centers, arguing smaller stock yields "a much higher retention rate" than balled-and-burlapped trees. Chair Stephen Garvin secured added conditions for a survival bond and up to four larger specimen trees in clearing gaps. At least one unit must remain SHI-eligible in perpetuity, written into the deed, with a certificate of occupancy required before the fourth building permit is issued. The board also endorsed an ANR carving a 1.5-acre lot from the 6.5-acre former Twillingate nursery at 136 Hudson Road.
