Planning Board approves architecture and play-area cuts for 694 Boston Post Road child care

SUDBURY — October 8, 2025 — Sudbury Planning Board signs off on revised design and smaller play yard at 694 Boston Post Road child care. The board voted 3-0 to accept architectural revisions presented by project architect Tim Chilson — including a unified board-and-batten entry, three larger street-side dormers and reworked window patterns — and 3-0-1 to shrink the outdoor play area from roughly 7,000 to 5,000 square feet, eliminating about 25 feet of retaining wall. Chair Stephen Garvin abstained on the second vote because the play-area change had not been noticed a week in advance. Attorney Josh Fox of Rollins, Rollins & Fox said the reduction is "not visible from the street." Earlier, engineer Dan Merrikin of Legacy Engineering revived the long-dormant Endicott Woods subdivision at 821 Boston Post Road, originally approved in 2004 but never recorded, asking the board to again entertain an 18-foot private way at a 9.7 percent grade rather than a code-compliant road that would require a 21-foot cut at the cul-de-sac. The board's Community Preservation Committee is weighing 13 applications totaling roughly $3 million against $2.7 million available.
