Conservation Commission closes Massasoit Avenue hearing, issues order of conditions

SUDBURY — September 11, 2023 — Sudbury Conservation Commission closes year-long Massasoit Avenue hearing and removes Boston Post Road site from jurisdiction. The commission unanimously issued an order of conditions for a teardown-and-rebuild at 58 Massasoit Ave., requiring a fifth Cultec drainage chamber, native-only plantings, drip-line tree protection, perpetual bans on sump pumps and irrigation, and offsite removal of a Japanese knotweed patch with three inches of soil. Abutter Wayne Hall told the board he was "convinced at this point that everything that could be done has been done." In a separate vote, the commission issued a negative determination for 821 Boston Post Road, accepting Goddard Consulting's argument that the 5,280-square-foot feature is an isolated, non-jurisdictional wetland. Member Bruce Porter pressed Conservation Coordinator Lori Capone on the loss of commission leverage; applicant William Conte said he would replicate plans approved in 2008. The commission also continued a Valvoline oil change garage hearing at 86-92 Boston Post Road to Oct. 2 and canceled its Oct. 16 meeting.
