Conservation Commission approves Windmill Drive driveway, issues hot tub order

SUDBURY — August 4, 2025 — Sudbury Conservation Commission approves Windmill Drive driveway bump-out and Churchill Street hot tub, defers Marlboro pine removal. The commission, chaired by David Henkels, issued orders of conditions for Andrew Weidel's 26 Windmill Drive garage-and-driveway project after consultant Montgomery Wustemski McNary used AutoCAD vehicle-turn simulations to justify the contested bump-out closer to the wetland. Mitigation includes two caliper-inch trees, roughly 20 shrubs, red oaks, gray birch and black spruce, plus required removal of an adjacent burning bush. A second order approved Julie Marhoom's 14 Churchill Street saltwater hot tub roughly 35 feet from wetlands, with drainage conditions after Mark Sevier pressed: "If it kills your grass, you're probably going to do something else with it." A 1996 conservation restriction with no hazard-tree provision will complicate Charles and Laura Erso's request to remove 11 pines and a swamp white oak at 177 Marlboro Road; the hearing was continued to Aug. 18 pending a site walk. The commission also issued a certificate of compliance for the completed Berry stream restoration on Dawson Drive by Mike Ruggieri of New England Lake and Grounds.
