ZBA conditions Sudbury Swim Club expansion on parking lot buildout

SUDBURY — April 1, 2024 — Sudbury ZBA gives swim club a phased 260-family permit and a parking ultimatum. The Zoning Board voted 5-0 Monday to let the Sudbury Swim and Tennis Club at 60 Hemlock Road grow from 210 to 260 family memberships over three years — short of the 300 the club sought — and required the gravel lot to be expanded from roughly 60 spaces to at least 80 immediately and 100 by the end of the permit. Club President Mara Carty said the waitlist stands at 322 families and described a mitigation package including Sudbury Police coordination, volunteer parking attendants at home swim meets, neighbor notifications and a possible stop sign at Willow Road. Member Frank Riepe pressed the gap between the club's 1967 100-space plan and current use: "Both of those can't coexist peacefully." The board also renewed Herb Chambers BMW of Sudbury's special permit at 68 Old County Road in perpetuity, granted Metro Lube a one-year construction-start extension on Boston Post Road, and continued the Chase Bank pad-site at 505-525 Boston Post Road to May 13 after the applicant rotated the building 90 degrees to meet the 35-foot front-yard setback.
