Sudbury ZBA approves Fire Station 2 addition, defers three cases on short board

SUDBURY — August 1, 2022 — Sudbury ZBA clears Fire Station 2 setback relief but defers three permits with one member out sick. Chair John Reardon warned applicants that a four-member board left any special permit one no vote from failure, and the Red Barn Dog Ops Dogtopia franchise at Sudbury Crossing, a 15 Longfellow Road teardown, and a 5 Candlewood Circle variance all accepted continuances. Dogtopia counsel Josh Fox argued state law bars breed restrictions; member Jonathan Gossels pressed EVP Kayla Seeley on aggression protocols, and Seeley cited "270,000 dog visits" this year without a pit bull incident. A 4,350-square-foot teardown-rebuild at 58 Massasoit Ave. drew bruising review from architect-member Jennifer K. Pincus and four abutters citing chronic groundwater. The fire station addition, designed by Kaestle Boos Associates, passed 4-0.
