Sudbury ZBA approves Tanbark Road kennel 4-1 with one-year conditional permit
SUDBURY — September 8, 2025 — Sudbury ZBA approves Tanbark Road dog kennel 4-1 with one-year conditional permit. The board granted Susan Moylan Brennan a special permit at 8 Tanbark Road capped at 10 total dogs, Monday-through-Friday daycare, no outdoor activity after 9 p.m., a four-dog limit on walks and on unsupervised yard time, and a fencing-maintenance requirement. Chair John Riordan framed the one-year term as standard practice for initial animal permits; associate member Bill Ray dissented, saying applicant Brennan had not done enough to reach opposing neighbors after the August hearing. "I struggle with these applications when there is neighbor opposition," Ray said. The board also continued John Breckner's 422 Dutton Road teardown-rebuild case to Oct. 6 pending a Cornerstone site plan due Sept. 30, renewed Janice Ritter's eight-hen permit at 14 Russet Lane for five years, and approved a one-year five-dog household kennel permit for Naja and Ariel Lamute at 16 Richard Avenue.
